The idea of running a business from home has always had a certain appeal–albeit one that can be easily undercut when you actually wade through the complex rules surrounding taxes, insurance and other details.

Getting started isn\’t as simple as plugging in a computer and getting down to business. If you\’ve set up shop at home or you\’re thinking about doing so, it\’s now more important than ever to understand what\’s involved and how to use current home-work rules to your advantage.

Where the tax picture is brighter. Deductions are the name of the game here, and the big question is: Do you qualify to write off home-office-related expenses? To get the \”yes\” answer you want, the IRS generally requires that you use your home office \”exclusively\” and \”regularly\” for business–meaning you can\’t transform your office into a family room after business hours. Moreover, the home office still has to meet one of three criteria. You\’re fine if the structure that\’s used for your business isn\’t attached to your residence, if you use the office to meet with clients or if the office is your \”principal place of business.\”

So what can you deduct? In general, you can write off a portion of expenses that pertain to your whole residence, such as repairs, mortgage interest or rent, property taxes, insurance and utilities. You can figure the deductible percentage of these expenses one of two ways: Divide the number of rooms in your office by the number of rooms in the house (if they are roughly the same size), or calculate the square footage of your home office and divide by the square footage of the entire home.

Remember, though, that home-related deductible expenses can\’t exceed the income generated by the business. Expenses that pertain only to the home office–business owners insurance or office supplies, say–are 100% deductible and not subject to that limitation.

Zoning matters. This may not be the first thing you think of, but local zoning laws can affect your home office. In some cities, you need a business license and will have to pay a fee every year. Other cities restrict the right of property owners to build separate structures. Zoning laws can limit the number of employees or clients in your home office at the same time (or even forbid you from having them). There may also be restrictions on how much of your home can be used exclusively for business.

Insurance. What if an employee or a client gets hurt in your office? Don\’t count on homeowners insurance to cover you. A standard homeowners insurance policy provides no business liability coverage and very limited property coverage for business equipment. And if you operate a business without your insurer\’s knowledge, things can get murky. For example, if you are baking cookies to sell and there\’s a fire as a result, you may not be covered. The reason is that the business operation, not normal household activity, was responsible for the damage.

One solution may be to add an endorsement to your homeowners policy to cover your office property and equipment, and general liability. This could run from $50 to $500 a year, depending on the nature of your business.

With some enterprises, you may need a separate business owners policy, which offers more comprehensive coverage, including business auto insurance, workers\’ compensation and different types of liability coverage. Landscapers or others who generate income off-site aren\’t even eligible for an endorsement. Also, if lots of clients visit or you have more than $5,000 in equipment, consider a separate policy.

Because of the recent explosion of the home-office market, some insurers have developed specialized policies, which cost between $250 and $1,000 a year for property, on- and off-premises liability and loss of business data or income. Your best bet is to ask the agent who wrote your homeowners policy to write your home-office policy. That way you can be sure to avoid coverage gaps or overlaps.

鈥淭here is no such thing as a perfect leader, either in the past or present, in China or elsewhere. If there is one, he is only pretending, like a pig inverting spring onions into his nose in an effort to look like an elephant鈥?

It may be true that there is no such thing as the perfect leader – leaders are human, after all. However, that is not to say that people who hold leadership positions should not continually seek to improve their leadership skills.

Some managers hardly set an example for others to follow. They may have a badge on their office door or overall that pronounces them 鈥楬ead of Service\’; 鈥楢rea Manager\’; or 鈥楿nit Supervisor\’ but do these 鈥榖adge holders\’ display all the necessary qualities to inspire others to follow them? It is unlikely that people are promoted to senior positions without any leadership skills, but they may lack one or more essential ones.

In order to measure managers\’ leadership capabilities we need to identify what are the essential qualities of an effective leader. In my view they are six in number:

? A Leader is a visionary

? A Leader sets an example

? A Leader understands what motivates each team member

? A Leader builds supportive relationships

? A Leader empowers others to reach their potential

? A Leader understands the power of communications

These are the six components that each leader must work hard at continually and consistently applying and, most importantly, demonstrating in all he or she does. Think of it as a jigsaw – The Leadership Jigsaw庐

Unless all six pieces are in place, the leader will not achieve his or her potential, nor will those looking to following their leader. No one aspiring to lead a high-performing team can do so if they are 鈥榦ne piece short of a jigsaw\’! Let\’s consider each piece in a little more detail.

VISION. Leadership involves taking people on a journey, but if people are to follow it must not be a journey into the unknown. Such destinations may work for Captain Kirk of the Starship Enterprise but they will not work for modern-day leaders with their feet placed firmly on terra-firma! A person holding a leadership position without a clear vision, or the ability to communicate one effectively, will be heading into darkness (probably alone!).

Creating a vision must, by its very nature, be one of the foremost roles of a leader – as it sets a positive theme for the future. A leader\’s vision – which he or she personally associates themselves with – should appeal to people at an emotional level, as well as a practical one. It should be meaningful, relevant and inspirational: encouraging people to buy into it willingly. When leaders express their vision in a way that touches their followers, they invite strong commitment: a common purpose that focuses people on a shared, mutually beneficial objective.

EXAMPLE. One of the most important and effective qualities leaders can display is consistently and visibly to link the values they stand for with their everyday actions. Indeed, consistency and visibility are the keys. Leaders should, therefore, look hard into the mirror and consider what they see. They should ask themselves: 鈥淒o I lead in such a way that I would willingly follow myself? Do you know where your company is going? Do you have a vision of

where you want to be?

Often in an attempt to get company staff to have a shared view of

where they\’re all going a vision and mission statement are

prepared.

Unless you\’re a large company it\’s a waste of time.

Mainly because your company works to the beat of your drum.

You\’re the one who sets your own company\’s agenda. Whether you

realise it or not.

Your whole attitude to risk, customer service, planning,

budgeting, recruitment and cost control are being followed by

your employees.

They want to stay on the right side of the boss don\’t they?

They\’re not likely to rock the boat. But more than that they

don\’t see why they need to do what you say unless you do what you

say too.

The staff may influence you to a certain extent. But when the

buck stops it\’s with you.

Maybe you have excellent staff and you can leave them to get on

with lots of stuff in your absence. Maybe they produce brilliant

results.

Great.

But if you had some goals I guarantee you\’ll all achieve more.

Lewis Carroll said \”If you don\’t know where you are going, any

road will get you there.\”

Without goals you can either take the short road or the long road

and you\’ll still get nowhere.

One thing you need to understand about your brain is that it will

go all out to help you achieve your goals. Your Reticular

Activating System (a little group of cells that are probably the

most primitive in your brain) is the driving force for you to get

your goals. It filters all communication to your brain and stops

you going mad from information overload.

The good news is that the Reticular Activating System (RAS) can

be programmed to achieve the goals you want. That\’s done by using

visualisation and \”faking it before you make it\”.

By that I mean fooling your RAS into thinking you\’ve already

achieved your goal. It works to make sure that you get the

benefits accruing from that goal. Which means that you then

achieve it! Simple, eh?

It\’s so great I call the RAS the \”Goal Scorer\”.

So how do you set goals?

Firstly dismiss the thought that they\’re just for January the

1st. Or you set them once and then forget them. Goals don\’t work

that way. A little later I\’ll explain how you can use a method I

call SARAH to help you check your goals.

Now what are the most important things about setting goals?

The most important is that … it must be important to you.

If it\’s not no amount of goal setting will make you achieve it.

Do you have something worthy but boring that you\’d rather not do?

You can put it off forever can\’t you?

When you set goals you must promise yourself that you\’ll achieve

them. If it\’s a boring goal tie it to something interesting. I

can\’t emphasis enough how important importance is to your

achievement of your goals.

Next you need to clearly decide what it is that you want to

acheive. An all embracing statement such as \”All areas of my life

will work well\” isn\’t much use as a goal. It\’s much too general

for your poor \”goal scorer\”.

Instead you need to make each goal specific and so that your goal

scorer knows when it needs to be achieved you give it a time

limit.

The other secret to using the goal scorer is to phrase your goal

as though it\’s already happened.

For example: \”I\’ve got 5 new clients who each paid me a 拢5,000

retainer by the 30th of September 2005\”.

Finally make sure that you will know in some measurable way that

a goal has been achieved. When that happens celebrate!

Now write the goals down. No I don\’t mean into your computer.

Although you can put them in later. Write them longhand.

Also don\’t overburden yourself with hundreds of goals. Focus on

writing specific goals for what is really important to you.

Ideally you should have about 7 to 10 goals to begin.

Later as you get used to achievement you can add more.

Once they\’re written down put them some place that you can see

them every day. Don\’t just look at the goals imagine yourself at

the point where they\’ve been achieved. What can you see, smell,

taste, hear and feel at that moment and afterwards? Visualise

yourself as already having achieved your goal. Feels great

doesn\’t it?

I promised you that I would introduce SARAH, my method for goal

checking.

SARAH stands for the following:

S – Set an achievable, important goal

A – Act. Start something on your way to achieving the goal

R – Review it regularly, either monthly or quarterly.

A – Ambitious, check that you have some ambitious goals

H – Honestly assess whether the goal needs changing and do it

If your goals start being completed long before you expect review

them more often!

These methods can be used for you or for your business. They work

just the same. Use them and watch how your results improve.

When you kick-off with the power of goals your business is going

to move in exactly the direction you want.
